Trust me, there is no judgment when I tell you that some things need to go. My house typically will looked "lived-in", but that's exactly what we don't want!

You want potential buyers to imagine their stuff in your home, and the best way to have that happen is to get your stuff out!

Do I Really Need That?

When it comes to photos in real estate, you need to know what pictures to take and what ones NOT TO TAKE!

A lot of times agents will find it necessary to take photos of absolutely everything in order to hit the maximum amount of photos aloud. That is the wrong school of thought.

It is always better to take good quality photos of what gets people to buy a home (bathrooms, kitchen, master, living, dinig, front and back of home). Unless you have a super cool garage, we don't need a picture. Or unless you have really nice new windows, we don't need a picture.

Quality over quantity ALWAYS!

Just Why?

The first picture a potential buyer sees is the one of the front of your home. By law, that is the photo that must go before all others.


This photo sets the tone for the buyer, so you want a nice bright, high quality, large angle shot of your house. Not a dark, blurry, narrow photo that looks like my 90 year old grandmother accidentally took when she was trying to call the doctor.



Who wouldn't want to come look at this home! The sky is blue, the trees are green and the quality is clear. We can see the entire front of the home and it is well manicured. 

This is an actual photo that I took of a home that went under contract in under a week for over asking!

It's All About the Angles Baby!

Here is one of my photos that showcases the power of angles.

If you have a home with vaulted ceilings, it's important to showcase them. Why? Because PEOPLE LOVE VAULTED CEILINGS! 

Capturing angles that allow buyers to invision an entire space gives them more ideas on how to fill that space when they "move-in". They can actually feel the open floor plan and see the height of the ceilings.

While in this photo there are still a few items my client could not get out of the home, we moved them around to make the photo still look clean and organized. I understand that it is hard to get certain things out of your home, but we can always move things around to get the perfect shot!

Give the People What They Want!

Kitchens, bathrooms and bedrooms OH MY!

Every potential buyer will want a picture of those 3 things, so we have to make them SPARKLE! That's where good editing techniques come in.

Some rooms may not have good lighting so it is important to have an agent who knows how to edit images to create that great lighting.

I have taken classes on photoshop and perfected the art of perfect lighting!
